You will have an idea on your basic requirements: Price, location, size and type of property etc. Make sure to budget yourself and work out your monthly expenditure. Remember there are more than 4 weeks in a calendar month: i.e. £200 per week x 52 weeks, divided by 12 = £866.67 per calendar month. You will also be responsible for paying Council Tax, Water Rates, Gas, Electric, Telephone and Broadband.

With our longer opening hours we can offer accompanied viewings to suit you, whether this is during the day, in your lunch break, during the evening, or even on a Saturday. The offices of Auckland Estates are situated within close walking distance to Potters Bar mainline station.
Securing your property Once you have identified the property you would like to rent we will submit your offer to the Landlord for consideration. We will require a reservation fee (equivalent to 1 weeks rent) subject to any conditions, which may have to be agreed with the landlord. Once the reservation fee is taken then the marketing of the property will be suspended whilst references are carried out. Should you withdraw from the application or if your application is unsuccessful due to false information the reservation fee will not be refunded.
Referencing Each prospective tenant (over the age of 18 years) is vetted through Diligent; an independent referencing agency. Each tenant intending to live in the property must therefore complete a Diligent reference application form in paper or on-line format. This application asks for personal information and is used to conduct a Credit Assessment.
Right to Rent Immigration Checks Under Section 22 of the Immigration Act 2014 a Landlord must not authorise an adult to occupy property as their only or main home under a residential tenancy agreement unless the adult as a British citizen, or European Economic Area (EEA) or Swiss national, or has the Right to Rent in the UK.
Auckland Estates reserve the right to obtain, check and copy one or more original documents that demonstrate the Right to Rent in the UK for all adult occupiers for that property in the presence of the holder.
Signing tenancy agreements Once the references have been satisfactorily completed and approved by the Landlord, as well as the Right to Rent Immigration checks satisfied we will arrange for you to sign the Tenancy Agreements. This is usually on or before the commencement date of the tenancy. The Tenancy Agreement governs all rents, which is a legal and binding document. You will be committed to paying rent until the end of the agreed term and you could be liable to legal action if you break the terms of the agreement. If your circumstances should change for any reason during your tenancy, it is a good idea to tell your Landlord or Auckland Estates as soon as possible.
Payment Before your tenancy begins you will be required to pay the initial rental payment and deposit (the deposit is 1 weeks rent). Any money payable to Auckland Estates must be paid in cleared funds to our client account (please call or email for account details). We cannot accept personal cheques)..
Moving in When the paperwork has been completed and the deposit and initial rental payment have been paid, we will arrange to hand over the keys to your new home.
A Holding Deposit of One week’s rent is payable at the start of the application to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). Successful Application – Any initial Holding Deposit will be offset against the rent and deposit with the permission of the payee.
Fees payable in accordance with the Tenant Fee Act 2019.
Additional variable charges may apply during the course of the tenancy or at the end and are detailed within the Tenancy Agreement. For Example.
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant´s Request)
£50 (inclusive VAT) per agreed variation. To cover the costs associated with taking landlord´s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant´s Request)
£50 (inclusive VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord´s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant´s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord´s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Security Deposit (per tenancy. Rent under £50,000 per year)
Five weeks´ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Six weeks´ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Please Note: Costs and any default fees remain in place for all tenancies that have commenced before 1st June 2019. This includes renewal admin fees, a Check-Out fee if applicable and any other fees or charges stipulated in the Tenancy Agreement.
